Privacy Policy

This website takes a cookieless-by-default approach. Most pages set no first-party or third-party cookies at all. The exceptions are listed below and relate to specific features.

Site usage analytics are collected by Plausible Analytics in aggregated form and entirely without cookies. No identifier is assigned to any individual visitor; no user can be tracked across sessions or across sites. Plausible is hosted in the European Union.

The Map page embeds Google Maps to display property locations. When Google Maps loads, Google sets its own cookies (e.g. NID) under its Privacy Policy. This is a temporary arrangement. We are migrating to a cookie-less map solution (OpenStreetMap). Until the migration ships, privacy-sensitive visitors may wish to avoid the Map page or use a browser-side cookie blocker.

Videos on property pages use a facade pattern: a thumbnail preview is shown, and no data is sent to YouTube unless you click Play. Only once a video is played does YouTube set cookies, under its own terms.

The private /diamonds area, accessed via a personal invitation link, uses one first-party cookie: This is a strictly-necessary cookie required to deliver the authentication service the user requested. It is covered by the Art. 5(3) ePrivacy Directive exemption and does not require consent.

You can block or delete the cookies set on the Map page or by YouTube via your browser settings: - Chrome - Firefox - Safari - Edge Blocking the diamonds_session cookie will prevent access to the private area.
